Being involved in the pilot program with the Cladding Taskforce, the first inspection (Phase 1) is an external inspection of the visible elevations to determine the type of external cladding that has been used in the building. If unsure or EPS or ACP is identified then that will mean a second inspection (Phase 2) which is a full internal and external audit of the building using the iauditor tool. That inspection, depending on the height, size or complexity of of the building, we have experienced between 2- 5 hours for that audit, plus some further time in the office completing some text entries.
Some buildings we have inspected to date did not require a phase 2 audit as it was clear that no EPS or ACP has been used.
I would expect that the final price should clarify the difference between these types of inspections.
What do we do if we encounter timber external cladding in a type A building? we should clarify if this sits within the parameters of the required audit. I have been previously advised that it does not.
